Commercial Roof Repair in Del City

We find where water is actually getting into your building, which is often feet away from the ceiling stain, and repair the membrane, flashing or drain that caused it. One person handles your job from the first walk to the final cleanup, so you always know who to ask.

Repairs that fix the cause, not the ceiling tile

Flat and low-slope roofs fail at their details. A TPO seam that never fully welded, EPDM shrinking away from a parapet, a pitch pan that dried out, a drain clogged with leaves so water ponds for days. Water travels under the membrane and along the deck before it drips, so the stain inside rarely sits under the problem.

Commercial roof repair is the right call when the field of the roof is still sound and the trouble is local: a handful of seams, the flashing around a rooftop unit, a damaged section from hail or foot traffic. If the insulation underneath is saturated across large areas, patching only delays the bill, and we will tell you that plainly and walk you through what commercial roof replacement would involve.

You deal with one person the whole time. That contact walks the roof with you or your property manager, explains what was found, schedules the crew around your business hours and confirms the work when it is done.

What a commercial repair includes

Leak tracing
We follow water from the interior stain back to its entry point, checking seams, penetrations and terminations upslope. On larger roofs we probe for wet insulation so we know how far the water spread.
Membrane and seam repair
TPO and PVC seams are cleaned and rewelded with hot air. EPDM gets primed and covered with compatible seam tape or a cured patch. Modified bitumen and built-up roofs are patched with matching plies, not a smear of roof cement.
Flashing at penetrations and walls
Rooftop units, vent stacks, pipe supports and skylights are where most commercial leaks start. We replace failed boots, rebuild pitch pans and reflash parapet walls and coping where the termination bar has pulled loose.
Drains, scuppers and ponding
Standing water that lingers past 48 hours ages a membrane fast and finds every weak seam. We clear and reseal drain bowls and scuppers and can correct low spots with tapered insulation or crickets.
Metal roof panels
On metal buildings we replace backed-out or stripped fasteners, reseal laps and ridge caps, and treat rust at panel ends before it eats through.
Photo report
You get photos of what we found and what we repaired, which helps with your maintenance records and any conversation with your insurance carrier.

Signs your commercial roof needs repair

  • Stained or sagging ceiling tiles

Even a small stain means water has already crossed the membrane, the insulation and the deck. Wet insulation loses its R-value and adds weight, so it is worth catching early.

  • Water standing after rain

Puddles still there two days after a storm point to a clogged drain, a sagging deck or crushed insulation. Ponding speeds up membrane breakdown and loads the structure.

  • Open seams or loose edges

Seams you can lift with a fingernail, or perimeter metal that rattles in wind, let water and air get under the membrane. Wind uplift then peels more of it back.

  • Blisters, cracks and alligatoring

Bubbles in modified bitumen, cracked surfacing on a built-up roof or crazed coatings show the top layer is breaking down. Moisture trapped under blisters expands in summer heat and splits them open.

  • Damage after hail or high wind

Hail can bruise a membrane or crack the cover board without an obvious hole. If a storm crossed your property, an inspection tells you whether you have hidden damage before it shows up as a leak.

What affects the cost of a commercial repair

Most of the price comes from how far the water has traveled and how hard the roof is to work on. A single failed boot on an accessible roof is a short job. A leak that has soaked insulation across a bay takes more labor and material. Your written scope shows each item so you can see where the money goes.

Roof system and materials

TPO, EPDM, PVC, modified bitumen, built-up and metal each need their own materials and methods. Older or discontinued membranes can take extra steps to tie in properly.

Extent of wet insulation

If water has spread under the membrane, the wet insulation has to be cut out and replaced. Leaving it in place traps moisture and causes the next leak.

Access and height

Roof hatch access, ladder setup, lifts or hoisting equipment and the height of the building all affect labor time.

Number and type of penetrations

Rooftop units, conduit, gas lines and skylights each need careful flashing work, and some require coordinating with your HVAC or electrical contractor.

Deck condition

Rusted steel deck or rotted wood under the leak has to be repaired before new membrane goes down. We show you photos before any deck work is added.

How a repair job runs

  1. 1

    Roof walk and leak trace

Your contact meets you on site, looks at the interior damage and then goes up to trace the source. We note the roof system, its age, drainage and every suspect detail.

  2. 2

    Written findings and scope

You get a written, line-item scope with photos. It separates what needs repair now from what can wait, and says plainly if repair no longer makes sense.

  3. 3

    Scheduled around your business

We set a work day that keeps disruption low, which can mean early starts or working around deliveries and customer parking. Material hoisting and any noisy work are planned in advance with you.

  4. 4

    Repair and water check

The crew makes the repairs with materials compatible with your existing membrane. Where it is practical, we water-test the repaired area before we leave.

  5. 5

    Cleanup and closeout

Debris, scrap and fasteners come off the roof and the ground. Your contact sends the final photos and answers any follow-up questions.

Commercial roof repair questions

Can you repair the roof without shutting down my business?

Usually, yes. Most repairs happen entirely on the roof, and we plan the day around your hours, parking and deliveries. If interior access is needed to trace a leak, your contact schedules that with you ahead of time.

How do I know whether to repair or replace my commercial roof?

The deciding factor is the condition of the insulation and membrane across the whole roof, not just at the leak. When the trouble is limited to a few seams, flashing details or isolated sections, a repair is the better value. When moisture readings find soaked insulation over large areas, or the membrane has turned brittle from edge to edge, we will explain why commercial roof replacement makes more sense for your budget.

Why does my roof keep leaking after it was patched?

Often the patch was placed under the stain instead of at the entry point, or it used a material that does not bond to the membrane, like asphalt mastic on TPO. We trace the leak to its source and repair it with compatible materials so the fix holds.

Will you work with my insurance company after hail damage?

After hail or high wind, we photograph each bruise, split seam and loose detail on the roof and list them in a line-item scope for your carrier. If your adjuster wants to go over the findings, we can explain what we saw up there. Approving the claim is the insurer's call, made between them and you. Our storm damage repair page describes how a larger storm claim usually unfolds.

Who will I talk to during the job?

One person. The same contact who walks your roof writes the scope, schedules the crew, answers your questions during the work and sends the closeout photos. You will not be passed between a salesperson, an office and a foreman.
