Roofing Work We Do

Most of our work is on houses: roof repair for leaks and wind-lifted shingles, full roof replacement down to the decking, roof inspections, storm damage repair and gutters. We also handle commercial roof replacement and commercial roof repair on low-slope buildings with TPO and modified bitumen systems. Each service page explains what fails, how we fix it and what changes the price.

From First Call to Final Walk-Through

A typical job runs in five steps, and you have the same contact through every one of them.

  1. 1

    Start with a phone call

Describe what you've noticed, whether that's a drip in a closet, shingles in the yard, hail dents on the vent caps or a gutter pulling away from the fascia. Then we pick a time to come out.

  2. 2

A look on top and underneath

Up on the roof we check shingles, valleys, pipe boots and the flashing around chimneys and walls. Then we go into the attic to look for daylight through the decking, damp insulation and water tracks on the rafters. You get photos of all of it.

  3. 3

    Written estimate

We lay out the repair or replacement line by line, with the materials named. If insurance is involved, we explain how the adjuster's process works and what our photos show, though the claim decision stays with your insurer.

  4. 4

    Scheduled work day

We confirm the date with you, cover plantings, and pull the permit where the city requires one. Most residential replacements finish in one or two days, depending on size and weather.

  5. 5

    Cleanup and walk-through

We sweep for nails, haul off debris and walk the job with you. Any question afterward goes to the same person who ran the job.

How We Run a Roofing Job

Roofing goes wrong most often in the handoffs: the salesperson promises one thing, the crew hears another. We keep one person on your job from the first conversation to the last sweep.

The same name on every call

The person who climbs your roof for the estimate is the person you call with questions, and the one who checks the crew's work. When something comes up mid-job, like soft decking under the old shingles, you hear it from someone who already knows your roof.

Causes named, not guessed

Water often runs along a rafter or the underside of the decking for several feet before it shows up as a ceiling spot. We follow that path upward to where it actually gets in, usually a cracked pipe boot, a lifted step flashing or a worn valley, and tell you which one it is.

Photos of what we see

We photograph damaged shingles, exposed nail heads, rusted flashing and soft spots so you can see the same thing we did. You decide with the evidence in front of you.

An honest repair-or-replace answer

If a section repair will hold for years, we say so and price it. If granule loss, brittle shingles or widespread decking damage mean patches will keep failing, we explain why a replacement makes more sense.

Your yard treated like ours

Tarps go over plantings and AC units before tear-off. Every evening of the job, a magnetic sweeper goes over the grass, beds and drive so loose nails never sit overnight.

Where We Work

Our base is Del City, and we take roofing jobs across the nearby area, including Midwest City, Oklahoma City, Spencer, Choctaw and Moore. We also work on homes in Nichols Hills, Bethany, Warr Acres, The Village and Jones.

What Moves the Price of Roof Work

Two houses with the same square footage can price very differently. The roof's shape, what is under the shingles and the materials you pick all count. Here is what we look at before we write a number down.

Your estimate arrives in writing, with tear-off, decking, underlayment, shingles, flashing and disposal each priced on their own line. If tear-off uncovers something we couldn't see before, you get photos and a price for it before any extra work starts.

Roof area and slope
Roofers measure in squares, and one square covers 100 square feet of roof surface. A steeper slope means more fall protection, more staging and slower work per square, so it prices higher than a low-slope ranch roof of the same size.
Layers and decking condition
Many older homes around here carry two layers of shingles. Removing both adds labor and disposal, and once they are off we often find plank or OSB decking that is rotted or delaminated around the eaves and needs replacing.
Shingle and underlayment choice
Standard architectural shingles, impact-rated Class 4 shingles and synthetic underlayment each change the material cost. Impact-rated shingles hold up better to hail and may matter to your insurer.
Flashing, vents and penetrations
Chimneys, skylights, valleys and plumbing vents each need new flashing or boots. A simple gable roof with two vent pipes goes faster than a cut-up roof with dormers and a chimney.
Gutters and edge work
Replacing drip edge, fascia boards or gutters at the same time adds to the scope, though it usually costs less than doing it as a separate job later.

About Roofing Del City

We are a roofing company working on homes and commercial buildings across Del City and the surrounding area. Our approach is simple: one person stays responsible for your job, so nothing gets lost between the estimate, the crew and the final cleanup.

Oklahoma weather is hard on roofs. Spring hail bruises shingles and cracks the mat underneath, high winds break the seal strips that hold tabs down, and summer heat dries out asphalt faster than in milder climates. We explain what that wear looks like on your roof and which fix fits it, then do the work the way we described it.

Questions Homeowners Ask Us

Something not covered here? (405) 730-0918

How do I know if my roof needs repair or replacement?

It depends on how much of the roof is failing and why. A few lifted shingles or a cracked pipe boot is a repair. Widespread granule loss, curling, brittle shingles or soft decking in several areas usually means repairs will keep failing, and we will show you photos so you can see it yourself.

Can you help with my insurance claim after hail?

We inspect the roof, photograph the damage and explain what we found, including bruised shingles, dented vents and damaged gutters. We can walk you through how the claim process usually works. Your insurance company and its adjuster make the coverage decision.

What should I check after a hailstorm before I call?

From the ground, look for dents on gutters, downspouts and metal vent caps, and for shingle granules collecting at the bottom of downspouts. Inside, check ceilings near exterior walls for new stains. Stay off the roof yourself; we can get up there and tell you what the hail actually did to the shingle mat.

How long does a roof replacement take?

Most homes take one to two days once work starts. Larger roofs, steep pitches, two layers of old shingles or a lot of decking replacement can add time. Rain or high wind can push the start date, and if that happens you hear it from your contact directly.

Do I need to be home while you work?

Usually not. The crew needs a clear path to every side of the house, room in the drive for the debris trailer and an outdoor power outlet. Plenty of people like to be there when tear-off begins and again for the final walk-through. Tear-off is loud, so pull cars out of the garage and take pictures or mirrors off the walls that shake.

Who will I talk to during the job?

The same person from start to finish. The one who inspects your roof and writes the estimate also coordinates the crew, answers your questions during the work and walks the finished job with you.

Do you offer a warranty on your work?

Yes. Our work comes with a lifetime workmanship warranty. If you have a question about it later, you call the same contact who ran your job.

Will my roof job need a permit?

Some cities require one for reroofing and some do not, and the rules vary by town. We check before the work is scheduled, tell you the answer, and handle the paperwork and any city inspection ourselves when one is required.

Ready to Find Out What Your Roof Needs?

Tell us what you are seeing up top or on your ceiling. We will set a time to inspect it and explain what we find.
